GUIDE TO GLASS BALUSTRADES

Question 1 - Where can I use a glass balustrade?

Glass is a contemporary and versatile infill for balustrade systems.

Steel and glass balustrading are secure, safe, hard wearing and robust solutions that while allowing light into your building they in turn add to the aesthetics of your design and location. They demarcate stairs, walking and waiting areas as well as create safe and secure balconies.

Our aluminium frameless systems offer unrestricted panoramic views and the elegant, simple designs of the tried and trusted post system with the various configurations we offer can add structure and form to your living or working space while still maintaining the airy space and feel of the glass balustrade experience.

Easy to clean and maintain glass balustrades can be used in many applications such as -

Question 2 - What is the legal height restriction for glass balustrade systems?

The required height of the balustrade is measured from the datum (the standing point) to the top of the handrail and the legal requirements for height varies on whether it is a commercial or domestic application and whether it is internal or external use.

If using balustrade systems on any landings, balconies or external spaces the required height is 1.1m.

Internal balustrade systems within public, commercial or domestic properties with a staircase handrail must meet a height of 0.9metres from the datum to the top of the handrail.

Decking height up to 600mm from ground level will require a minimum balustrade system height of 900mm

Decking height over 600mm from ground level will require a minimum balustrade system height of 1100mm

Question 3 - How much weight must a balustrade and handrail withstand to comply with building regulations?

In the UK loading limits of free standing glass, post, rail and infill balustrades are directed by Eurocode 1 and tested to BS 6180:2011.

The “Uniformly Distributed Load” depends on a number of factors including the diameter and wall thickness of the post tube being used as well as the spacing of these upright posts.

All our post systems use 2mm thick tubing as standard and our frameless aluminium systems can improve performance for more challenging locations using thicker and safer glass infill products. All our aluminium frameless systems have also been tested and information is provided on the website.

The weight or load that balustrades must withstand is measured in kN/m (kilonewton metre) and there are three loads that are tested –

Horizontal loading on the handrail

Vertical loading on the handrail

Loading on the infill (tested in both a distributed load and a point load meaning the infill must be able to endure an evenly distributed weight as a concentrated pressure on one small point)

  • Domestic balustrades and handrails must be able to withstand 0.36kN/m
  • External balconies must be able to take 0.74kN/m
  • Public areas such as bars and restaurants must be able to take 1.5kN/m
  • Larger public buildings with larger traffic such as shopping centres and nightclubs must be able to withstand 3kN/m

All our systems have been tested and we clearly display the weight load of each system online showing the glass type and maximum width of the infill glass panel.

With any new development ensuring your specifications meet building regulations is a key factor to ensure compliance so it is important you check with your building inspector prior to any purchases if you are unsure of anything.

Question 4 - What glass should I select?

We offer clear, low iron (ultra-clear), tinted bronze, tinted grey, painted, printed, satin and sandblasted toughened panels. With our toughened laminated panels, we can also use coloured films to create new and stylish hues or tints.

All our balustrade systems have been tested and in the specification sections for each system you can clearly see marked the type, thickness and maximum width to be used for the glass infill in various applications to comply with building regulations.

There are two types of safety glass that should be used –

Toughened glass (also known as tempered glass)
We heat the glass here at our factory to almost 700 degrees Celsius and then cool the glass very quickly (referred to sometimes as quenching) to create a strong outer layer on the glass and a locking tension within the glass itself. Toughened glass is generally considered to be about x 5 stronger than normal glass and in the event of breakage it will break into small detached particles/ pieces which is turn are not sharp.

The glass is tested to EN 12150 and marked accordingly to give you peace of mind as we test all our toughened glass every two hours checking its break patterns and bending tensile strength.

All our glass supplied is toughened as standard. As well as offering standard toughened glass we also offer tinted grey or bronze, sandblasted and low iron solutions. Iron is what causes glass to have its green hue and by removing more of its content than normally manufactured float glass the glass has a more crystal-clear look. This works in some applications but in other applications the glass is required to be a demarcation tool.

Laminated tempered glass
Again, here at our factory, we can laminate two or sometimes three panels of toughened glass (often selected for walk on glass applications) using EVA/ PVB or CIP resin to create the strongest and safest glass solutions possible.

Our standard laminated panels use a twin-layer of laminate film, but additional layers can be added if requested. For our frameless systems we recommend a four-layer laminate application for additional strength and security.

We can also use a coloured laminate film to bond the glass layers together and in turn create colours, patterns and even advertising logos within your glass balustrade.

The advantage of laminate toughened twin panels is that there is additional strength in the second panel and in the event of breakage the laminate will hold the glass barrier in position.

Question 5 - What is Ritec Clearshield?

Ritec clearshield can be applied to the glass here at our factory upon your request.

Both sides of your panels are sprayed in the process and RITEC clear shield creates a glass face that is less likely to smear and allows far better run off with rain water.

We certainly recommend the RITEC application for all outdoor applications as it will mean less cleaning time and maintenance and ensure your glass balustrade offers the light and clean lines of sight you want to achieve.

Question 6 - What type of balustrade should I select?

There are certain considerations you need to account for when selecting a balustrade system.

Frameless systems

We recommend our frameless glass balustrade systems only be used when fixed into reinforced steel or concrete. You must check your floor type to determine its suitability or whether remedial works are required.

Frameless systems have an expansive nature to them that allow panoramic balcony views free from supporting posts and handrails and clean lines of sight. However, we also recommend using a top rail if using this system to form a designated walkway as this creates a safer surface to handle, less requirement for cleaning and presents the pedestrian with a clearer demarcated route.

Post systems

The elegant and simple designs of the tried and trusted post system and the various configurations we offer add structure and form to your living or working space but still maintaining the airy space and feel of the glass balustrade experience.

Question 7 - Is it simple to install glass balustrading myself and can you provide a guide on how to do this?

Yes, is the simple answer. All our systems slot together via a push fit solution which requires special adhesive and some limited drilling.

We only sell Loctite 638 which is both fast curing and strong enough to cope with our systems. Generally, all joints are secured within 24 hours but Loctite 7649 can be supplied as a activator if required.

All our systems come pre drilled including posts welded to the base plates and glass brackets drilled or tapped ready to go.

You can buy the components and simply build yourself. Alternatively, we can help design and build your system for supply only. Finally, we also can install your glass balustrade system for you and details on installation charges can be found here.

Guide to buying and installing a balustrade system –

Stage one is please take the time to decide which system you want and the type, thickness and coloration of glass e.g. clear or low iron or tinted. You can view the specifications in our balustrade systems to work out easily what you need and maximum glass sizes you can use.

Next draw a simple plan / sketch of where you want your glass balustrade system to be located and take some photos on your phone which you can email over to us.

Then take measurements using a spirit level and tape measure. Measure from where you want the system to start and finish. If measuring stairs we need you to take the measurements as shown in our balustrade system with stairs so we can calculate the angles. Simply make a straight edge at 80mm and 1100mm and take the measurements indicated.

Next fill in our custom enquiry form advising us of whether this is internal or external use, what height from ground level, environment and whether domestic or business.

Generally, we do not come out to measure to keep your costs down.

From that point on leave the rest to us. We will design at least two solutions, using both the most suitable of our discounted stock modular panels and another using made2measure glass panels.

There are some limited applications we are not able to supply - these are generally large scale commercial buildings projects that require extremely high load testing or additional specialist steel fabrication and manufacture including bending. If we cannot help we will advise within 24 hours.

Do not book installers or builders to install the balustrade until you have checked your goods have arrived safely and are complete.

If installing yourself, we recommend you spend time to ensure all surfaces are clean prior to commencing any work.

If fixing to wood, you will need to drill 6mm pilot holes and then use 100mm stainless steel coach screws to secure your balustrades.

If fixing to metal, you will need to drill and tap M8 holes and then use M8x50 stainless steel bolts with locking washers to secure your balustrades

If fixing to concrete, you will need to drill 8mm holes to a depth of 8mm and then use 100mm stainless steel floor anchors fixings to secure your balustrades.

If using our post systems, we recommend having two 80mm resting blocks to rest your glass panels on while you secure them with the glass clamps.

Question 8 - Do I need planning permission for glass balustrade systems on decking?

If your decking is less than 300mm off the ground and does not cover more than 50% of your garden space, you will probably not need planning permission. However, it is always important to check if you are unsure and this can be done following the below link - http://www.planningportal.gov.uk/.

If you find out that you need planning permission for your decking you will also need to at that stage, ensure you satisfy Building Regulations requirements.

Question 9 - Which grade of stainless steel is most suitable for external applications?

The answer for this is simple – Marine grade 316.

We only offer external grade 316 marine grade stainless steel handrails for all applications, internal of external. This means they are perfect choice selection both internally and externally

Question 10 - How do I maintain and clean my glass balustrade system?

Stainless Steel

Stainless steel will eventually rust but good maintenance will increase the longevity of your product over the years.

A good chemical cleaner should be enough to remove any contaminants that could otherwise affect the durability of the stainless steel.

Clean occasionally if indoor or inland (10 miles or more from coast) applications.

Clean more regularly if the steel handrail is outdoors

Clean monthly if the steel balustrade is subject to salt spray or within 10 miles of the coast).

Aluminium

Clean at least twice a year with a mild non-abrasive soap and water.

Clean monthly within 10 miles of saltwater environments.

Question 11 - How many brackets would I require for stair handrails?

We recommend 2 brackets for each 3-metre run and 3 brackets for up to 4.3m

Question 12 - How do I order?

Ordering online is simple. If you want further clarification on any issue, please pick up the phone and talk to us.

We do ask all orders are placed online to avoid errors so please understand we can offer all the advice you need but all final selections need to be placed on line.

Question 13 - Can I get discounts for larger orders?

We always price to win and genuinely believe we can beat any like for like quote.

Corporate or trade accounts are managed with a dedicated account manager and any discounts can be agreed to repeat trade accounts when your account has been opened.

Question 14 – How are orders processed?

Orders received on weekends or public holidays will be processed the next working day.

We use a fragile goods delivery specialist for most small orders and you will be notified of an expected delivery date once the order has been dispatched.

For larger orders we use special disposable A Frames and Palletways. We always book delivery with Palletways via a tail lift delivery on a next day service and you will be notified two days prior to goods arriving.

No liability can be accepted by the Company for failure to deliver within any specific time period. Please note we cannot accept responsibility for delivery delays due to adverse weather conditions or abnormal traffic restrictions. The Company shall not be liable for any loss or damage whatsoever (including consequential loss or loss of profit) arising directly or indirectly from any delay in the delivery of all or any of the goods howsoever caused. When placing your order, please ensure that you have included the full delivery address details, including an accurate postcode of the delivery address and your daytime contact telephone number(s) and an up to date e-mail address so that we can notify you of dispatch and delivery date and in the event of a delivery problem.

We will email confirmation of your orders and then confirm via email once again once it has been accepted into production indicating a delivery window and a final email is sent confirmed dispatch and the final delivery date.

Question 15 - What is your return policy?

Made2measure Products

All made to measure bespoke products sold on the made2measure online store are 'final sale' products and cannot be returned. This is due to the customized nature of made 2 measure products. However, you may still file a return claim in these circumstances:

A custom made product arrived damaged.

Damaged orders must be documented and reported within two business days of the delivery date. Any damaged custom orders reported after two business days beyond the delivery date cannot be returned.

Damaged custom items must be in the original packaging if applicable.
Restocking fees would not apply in these circumstances.
Local customers may return damaged custom products directly at our Lincolnshire factory at no charge.
A made 2 measure order cannot be cancelled after it has been submitted and accepted which is deemed at point of payment by you, the customer.
If your custom-made order arrived in good condition, then your product falls under the FINAL SALE category and cannot be returned due to the specific custom nature of our business.
A photo of damaged custom product may be required to be sent to us before we can issue a refund or exchange.

In-Stock Products

All of our in-stock readymade products sold on the made2measure.com online store have a fourteen day return policy on purchases -- where we will refund your order total. Products must be returned to us under these conditions:
  • Returned items must be in the original packaging and in new, resalable condition.
  • Items should be free from scratches and defects.
  • Merchandise must not have been installed.
  • There must be no external writing or foreign labels on the merchandise packaging
  • Restocking fees will not apply; however any return delivery fees are to be paid by the customer.
  • Local customers looking to avoid return delivery fees may return in-stock products directly Lincolnshire offices at no charge.
  • In-stock orders cannot be cancelled after it has shipped. Orders attempted to be cancelled after shipment will fall under our standard return policy, as stated here.
  • Returns should be made with a traceable source like Fragilistics, DPS, Parcel Force or Hermes.

Wrong Product

In the event you believe you have received the wrong product please firstly verify the item number on the item(s) you have received compared to your order confirmation and/or invoice. If it does not match, we recommend you REFUSE the delivery and contact us immediately. You must return the product in its original packaging and you will be reimbursed for returned freight charges if the wrong product was shipped.

Additional Information

Please inspect all merchandise immediately when you receive it. We will not honour any complaints on visible defects after the product has been cut or installed. There are occasions when an order is shipped from multiple locations and will arrive at different times. You would be advised of this in advance. In the event that all material is not delivered, please call us immediately. It is important to mark on your delivery receipt at the time of delivery any missing parts, pieces, rolls, or boxes.

Refund Information

Please note that refunds will not exceed the overall value of the product under any circumstances, including installation time, damage, or additional costs incurred. Refunds will be issued in the same method of payment as the original payment; i.e. if a purchase was made with a credit card, a refund will be issued to the original card. Under some circumstances, we may request for you to email/send pictures of damaged or defective merchandise before a refund can be processed.

Question 16 – Is there a warranty on my products?

All our products have been tested where indicated to meet recognised standards within the industry.

Mirrors and glass is insured to arrive safely to your door. Once it is received and signed for, we are not responsible for any damage. Please keep in mind that all of our products are very fragile in nature and should be handled with care. We cannot be responsible for damage caused by everyday use or by accidents beyond your control.

All our glass and mirrors conform to EU standards.

Question 17 - Can I cancel/modify my order/shipment?

Due to the custom nature of our business and to ensure that orders are shipped on time, once your order is submitted and approved we begin working on it immediately. For this reason, most orders cannot be cancelled once submitted. If any changes are necessary, please contact our office immediately. In most cases, changes cannot be made once an order has been submitted but we will do our best to accommodate your needs if possible.

Orders are considered as submitted once you have made your payment.

Question 18 - What is your shipping policy?

We ship all over the UK and the cost for shipping is based upon product type, order size/value and weight. We are unable to ship fragile good items to Northern Ireland or international locations at this time.

For larger orders we use special disposable A Frames and Palletways. We always book delivery with Palletways via a tail lift delivery on a next day service and you will be notified two days prior to goods arriving.

If you are not going to be present to accept delivery and you wish the goods to be left unattended, please notify us prior to delivery in writing (post, email or fax) or leave a signed note in a secure place to this effect. You cannot do this for large fragile items as the driver will require help in unloading your item.

Our specialist courier company drivers will request your assistance in getting large items to your property. For large fragile items please note GROUND FLOOR DELIVERY ONLY

Please notify us as soon as possible if this will be a problem. The drivers are not permitted to carry your order upstairs and our contract is to deliver the item into the nearest internal safe position (except where an item has been requested to be left outside).

Without prejudice to the statutory rights afforded to consumers under English law, Concorde Glass Limited accepts no liability for any failure to ship products where this results from its inability to do so resulting from acts of god, civil commotion, riots, flood, draught, fire, legislation or other factors outside it's control, or its decision on reasonable grounds not to do so for reasons of suspicion of credit card fraud or similar, provided that it takes all reasonable steps to notify you within fourteen (14) days of order placement that products will not be shipped as ordered. In such cases Concorde Glass Limited will not process any payment or will immediately refund any payment made, in full.

What do I do if my package did not arrive on time?

If your package does not arrive in the specified shipping time that you asked for or were advised, please contact the courier directly - all the numbers are clearly labelled on your email dispatch confirmation. Please then contact our office to notify us of the problem.

Which carriers do you use?

We currently use Palleyways, Tuffnels, UPS and a specialist fragile goods carrier for oversize and fragile glass / mirror items called Fragilistics.

All deliveries are booked in advance via text alert / email and your order status will be updated in the website accordingly. If you order multiple items, they may or may not be bundled and shipped together -- depending on a variety of factors.

Shipping is calculated by a third-party carrier and we have no control over pricing and we cannot discount their pricing.

Can I pick up my order from your location?

Yes. Pickups are always free but must be pre-arranged. Our pick-up location is:
